Invercargill City Council will charge $20 for property file requests from Monday 11 May, as it moves the service online to handle growing demand.
The council receives around 500 property file and Land Information Memorandum (LIM) requests monthly, with 6000 requests processed last year alone.
"Last year, Council received 6000 property files requests and 2026 is continuing strong, with current requests trending towards more than 500 requests per month. The new online system with user-pays will simplify the process, and ensure the service remains sustainable as demand continues to grow," said Manager Consenting and Applications Gillian Cavanagh.
From 1 July 2026, a two-tier pricing system will replace the flat fee. Single residential dwelling requests will cost $25, while complex property files will be $45. Council will confirm these fees in June.
"Most property file requests are completed within one to three working days, but larger or more complex files can take longer, particularly when paper records need to be recalled and prepared for viewing. This change is about fairness, and the split fee structure reflects this," Cavanagh said.
The new online portal will handle both property files and LIMs, automatically confirming requests via email. However, some records aren't digitised yet and may require in-person viewing.
Out-of-region customers who can't visit in person can ask local contacts to view files or hire service providers. The council recommends checking file status before requesting.
"We recognise that not everyone can lodge or pay online, and our team will continue to assist customers who need support," Cavanagh said.
